In Arnhem, we built a backyard extension that enlarges the living area on the ground floor and connects it more directly to the garden. The new shell is highly insulated, rests on a solid foundation with piles and foundation beams, and brings in extra daylight through a large fixed skylight. Existing elements—such as the sliding doors—have been reused where possible.
We started with structural calculations and working drawings for the foundation, supporting structure, and roof construction of the extension. The structure combines a PS floor with a warm flat roof and a fixed skylight measuring 2500 × 1000 mm (triple glazing) with electrically operated sun blinds, allowing plenty of daylight in without overheating.
Selective dismantling with attention to reuse and dust control:
In total, 20 m³ of rubble and demolition material were removed, keeping the construction site clean and safe.
The extension is supported by low-vibration piles topped with a foundation beam (350 W × 500 H). The floor structure consists of a PS floor with a cement screed (18.70 m²)—flat, solid, and ready for finishing.
External walls: interior finished with plasterboard and insulation (19 m²); exterior completed with new brickwork (19 m²), matching the existing façade. The existing interior wall was preserved and maintained where necessary to ensure structural continuity.
A flat roof with insulation (19.0 m²) was constructed, including roof drainage and rainwater discharge. A large fixed roof window (2500 × 1000 mm, triple glazing) with an electrically operated blind brings daylight deep into the space, enhancing light quality throughout the year.
The existing sliding door was reinstalled in the new rear façade and complemented with a new exterior window. Wall ventilation was integrated into the left side wall to support a healthy indoor climate. The existing curtains were relocated and adapted to fit the new layout.
A compact, future-proof package: 4 light points, 2 switches, and 2 wall sockets, logically positioned for seating, dining, and circulation zones. Cabling was concealed with careful attention to service accessibility.
Two trees were relocated further from the extension; additionally, 6 m² of soil was replenished to create a stable root zone and a seamless ground level. The terrace was then renewed:
A rear extension that adds living space, light, and comfort: high-quality insulation, a solid foundation, carefully executed brickwork, and a continuous terrace that enhances the connection with the garden. The combination of smart engineering, circular reuse, and precise finishing delivers a timeless addition that blends seamlessly with the villa’s character.
