We insulate the extension to current standards and make sure it’s comfortable all year round, for example by extending your underfloor heating. No room in the garden? Then build up. A rooftop extension (dakopbouw) adds a full extra floor to your home, for example for a bedroom, home office or second bathroom. You gain a lot of living space without giving up any garden, and with dormers or skylights it becomes a bright room with full standing height.
A rooftop extension brings a lot together: the load capacity of the existing structure, a new floor, insulation, a staircase and usually a planning permit (omgevingsvergunning). Bricknest handles all of it from start to finish. A structural engineer first calculates what your house can carry, and we apply for the permit on your behalf.

A 15 m² rear extension would therefore start around €37,500, and a 30 m² rooftop extension around €99,000. The final price depends on the foundation, glazing, finishing and any structural work.
